NBFI Invest No. 8 (NBFI) seeks to raise up to $120m of total project funding to develop Mayfair. Part of the capital structure is an early preferred offering to NBFI Holdings Pty Ltd subscribers. The offering will be a $50m ‘Preferred Secured Debt’ offering (Pref. Notes). The Notes will have a 36 month term, redeemable from month 12. The coupon will be 12.95% per annum. Proceeds from funds raised will be utilised for the completion of predevelopment and early works. The Notes will be secured by the project company and the Directors. NBFI controls the Mayfair site, which has represented the offices of NBFI since 2018. Targeted construction commencement will be Q4 2026/Q1 2027. with a 24 month construction timeframe as the project goes through the final stages of State Planning.
